Adv. #1 - Multiple Uses possible

Want a house? Large family need room? Maybe multi-generational? Want a business or a little extra income? Have or want horses? Love landscaping, outside partying and views? We're your choice! We can answer all of those desires - let's see how.

Multiple family arrangements

The main house is on two floors with multiple outside doors. It can be set up as two master bedrooms, can total 3 or 4 bedrooms, each with private bath. The large great room is multi-purpose. A slight remodel can turn the downstairs master into a "mother-in-law" suite, with kitchen. We use one large room downstairs as an office, but it could easily be the fourth bedroom, with private bath.

Business possibilities

We have operated it as a B&B for 20 years, renting the cabin and upstairs bedrooms and living downstairs - that is still viable. Less intrusive, we are now living in the entire main house and renting only the log cabin (vacation rental style - no breakfast). Reasonable income, little work, keep your house private. And of course, you could also rent rooms in the main house (B&B style) as we did in our heyday. We're happy to share the experiences.

Outside enjoyment

We have landscaped 2-3 acres around the house and cabin, including a tennis court sized arena and entertainment area with fire pit. Sprinklered irrigation throughout.

Adv #2 Water, Water

Water is a valuable resource in the west. Houses here have (1) city water, (2) well or (3) cistern (you haul). It gets dicey watering landscaping with those sources.

We're different. In addition to city water, we have TWO irrigation sources totaling about 40 acre feet per year!

Adv #3 Horse Ready

Barn, loafing shed and corrals, riding arena, irrigated pastures, hay barn - we're ready for for your horse and you to enjoy the wild west.
