Room Reservation Policies

Reservations -- ONLINE, phone or email with a one night deposit to guarantee reservation. Check or credit card okay. Advanced reservations are highly recommended.
For B&B guests, we will do our best to accommodate any strong dietary restrictions you have. Please let us know when you make reservations. Breakfast is served 7:30 - 9:00 a.m. We do a breakfast "kit" if you need earlier arrangements (e.g. the train).
We are a non-smoking facility, with smoking allowed only outdoors in designated areas.
Pet policy -- Call if you are traveling with a pet: one dog may come (Cabin or Guest House only) with prior OK from us. Sole occupant rates may apply at guest house. We also have some facilities for horses -- call for details. Ours are the only cats -- sorry. Some fees apply. (more on Pet Policy)
Check-out time is 11:00 am and check-in after 3:30PM. If you are going to be later than 8PM, we appreciate a call.

Policies regarding Change of Reservation:

10 day notice required for modification or cancellation of lodge or log cabin reservations.
Two weeks notice required all year for rental of the whole Guest House.
We prefer you call toll free to make changes. If you use email, don't assume it is received until you get a response.

Changes include:
Cancellation or Change in arrival/departure date.

Unless appropriately rescheduled or cancelled within the time frames above, guests are responsible for the full reservation amount.

Change in the makeup of your party

If you arrive with extra people or pets not on the reservation, it may result in us charging you significant additional fees, requiring you to take additional rooms (if available) to match our stated capacities to the right, or immediate forfeiture of reservation without refund, at our discretion.

Rates

Rates vary, reflecting season, number in party, self-catering vs. breakfast service, pets, etc. Please contact us for a specific quote matching your circumstances.

The ranges are:

Lodge Bed and Breakfast rooms $99 for Mancos King (sleeps 2) and $129 for Mesa Verde Queen/single (sleeps 3). Rent both for $205. Daily rates all year. No visiting pets allowed.

Log Cabin - self-catering for 1-4 ppl. (one dog with permission)
    Summer $185 -- daily rate only.
    Nov. - April $150 for 1-4 ppl.
    Call for weekly or monthly rate.
    "B&B" also available all year
          ($8 per person)

Guest House - all rates are self-catering only (one dog with permission)
   1 bedroom unit $125 - sleeps 3
   2 bedroom unit $215 - sleeps 6
   Sole occupancy (rent either above
      and we guarantee the other unit
      will not be rented) $250
   Whole (both units) $270 winter
                           - $299 summer.

Tax rate of 5.25% not included in the above

No Minimum stay is required. However for one night stay in either the log cabin or guest house, a $35 cleaning fee applies for May – September rentals.

Payment is by cash and personal check (preferred). MasterCard, Discover or Visa also available.
